These examples of innovative placemaking were highlighted on Tuesday at the National Association of REALTORS®’ webinar "A Collaborative Method of Building Communities through Arts and Lifestyle," portion of the association’s Transforming Neighborhoods webinar series. The audio speakers offered examples of the ways artwork can be utilized to revitalize vacant and abandoned properties and generate a sense of community, improve basic safety, and motivate economic investment.  
Through creative placemaking, public, private, nonprofit and community partners can work jointly to reshape underutilized and distressed properties around arts and cultural activities, said Liz Kozub, associate director for national leadership and education at the guts for Community Progress, Real estate news a non-profit organization focused on eliminating vacancies. Creative placemaking works best, Kozub described, when it follows a three-pronged approach. Such work should:  
Create a definite sense of spot to which folks have an authentic emotional connection  
Encourage existing residents and businesses to remain, and new residents and businesses to invest  
Reduce vacant, abandoned, and deteriorated properties  
According to a recent survey conducted simply by CCP, vacant lots had been the property type most likely to be utilized by communities for creative placemaking, accompanied by vacant industrial structures. Revitalizing industrial structures, in fact, could be instrumental in rehabbing a struggling downtown area. Kozub shared the achievement of the Big Zipper Task in Meadville, Pa., that invited the whole city to take part in an art task within an area with many commercial vacancies. "The project got people thrilled to see their personal artwork, and three properties discovered new occupants due to this work," said Kozub.  
Creative placemaking also enabled communities to better serve their residents during the height of the pandemic. When the personnel of Beyond Wall space, a placemaking nonprofit, realized that essential health and safety details wasn’t getting communicated to the residents of Lynn, Mass., they caused artists to create posters encouraging visitors to clean their hands and use masks. The nonprofit also created portable public hand washing stations and developed the "fold," a modular barrier system that can be used to create outdoor eating spaces to encourage patronage of regional restaurants while social distancing. Beyond Walls also worked to provide area children a tone of voice through the pandemic, creating a mural, made up of portraits of Lynn youth, that was positioned on the outer wall of the community health center.  
All the Beyond Walls projects were possible, said company CEO Al Wilson, because residents, business, and government worked together. Property professionals may also be an important portion of the equation. "I think REALTORS® play a really critical role in the community," said Wilson. "They are able to help provide all parties to the table."
